Having sat on the ownership side, he understands firsthand the challenges property managers and operators face when it comes to water usage, resident billing, and controlling expenses.
Brock’s multifamily background provided a perfect segue to starting Meter Nerds. Bringing an owner’s perspective to every project—he loves nerding out over the details to find value for our clients. His technical expertise allows him to oversee submeter installations with precision, ensure billing accuracy, and deliver data-driven insights that help clients improve operations and protect their bottom line.

He has overseen more than $600 million in real estate developments and investments across a wide range of property types, including multifamily, mixed-use, affordable housing, and condominium conversions. His communities—recognized with numerous national awards—reflect his commitment to quality and a service-first approach. That same focus on customer care is now central to Meter Nerds, where Bill has made exceptional service a core part of how the company supports property managers and residents.
Having experienced firsthand the challenges of water management as an owner, Bill understands the real costs and frustrations that can weigh on property operations. That perspective drives his role at Meter Nerds, where he helps ensure clients receive solutions that are practical, effective, and data-driven.
Bill holds a B.S. in Business Management from the University of Montevallo and a M.S. in Real Estate Development from the Massachusetts Institute of Technology. He is an avid cyclist and car nerd.
Elaine is the heart behind client care at Meter Nerds. With over 20 years of experience in customer service, she knows how to turn complex challenges into smooth solutions. After earning her Bachelor of Arts degree from Western Governors University, Elaine built a career on leadership, teaching, and finding better ways to connect with people.
Before joining Meter Nerds, Elaine managed more than 100 property accounts at a national utility billing company, where she learned the power of data-driven insights and the importance of listening closely to client needs. She’s passionate about building strong relationships, mentoring teams, and making sure every client feels like they’re in good hands.
At Meter Nerds, Elaine brings her “people-first” energy to every drop we track. She believes service should be simple, smart, and a little bit nerdy—because details matter, and so do the people behind them.
Steve is the Chief Financial Nerd at Meter Nerds, where he oversees the company’s day-to-day financial and administrative operations. With more than 20 years of experience in banking and finance, Steve brings a steady hand and deep financial expertise to the team.
Before joining Meter Nerds, Steve served in senior finance and lending roles, including COO of a regional apartment developer, CFO of a large homebuilder, and a commercial real estate lender for regional banks. His background allows Meter Nerds to operate with the same financial discipline and accountability expected of its clients—giving property owners confidence that their submetering projects and billing solutions are backed by strong financial stewardship.
Steve holds a B.S. in Corporate Finance and Investment Management from The University of Alabama.
